Ensures that the Pine Woods property is well-maintained and safe for use by all tenants and guests. Develops and implements a cost-effective preventative maintenance program and perform daily routine repairs using a broad knowledge of plumbing, carpentry, electrical installation and repair, heating, air conditioning, painting, roofing, and mechanics.


  • Inspects the property and all common areas daily, including landscaping, to detect maintenance and repair problems that require attention. Any defects found are reported in writing to management.
  • Keeps the parking lot and common areas free of debris.  Empties trash receptacles/ ash urns a minimum of once per day. Sweep or hose down sidewalks, stairwells, and patio.  Cleans and maintains pool area, patio furniture, checks and adds chlorine and PH levels.
  • Coordinates and completes resident maintenance service requests placed through the Community Manager’s office within 24 hours, if possible. Provides an estimated completion date regardless.
  • Performs maintenance inspections and repairs for vacant apartments to ensure proper operating conditions and appearance upon tenant move-in.
  • During working hours, wears the uniform that is provided.
  • Becomes familiar with and comply with all JRCR policies and procedures, local building codes, local health codes, OSHA regulations, and any other laws, codes, and ordinances applicable to such property.
  • Performs other duties as assigned by management.
  • Other duties may be assigned.

  • Possesses skills in several construction and mechanical crafts such as plumbing, carpentry, electrical repair, heating, air conditioning, painting, roofing, and mechanics.
  • Able to work independently.
  • Able to read and understand construction drawings, maintenance manuals, and schematic diagrams.
  • Able to communicate effectively with tenants and service providers using courtesy and tact.
  • Familiar with the zoning, building, and environmental codes.
  • Familiar with swimming pool operations and maintenance.
  • Familiar with the use of computers and computer systems (including Microsoft Office).


Minimum 5 yrs experience maintenance, construction or a related field desirable.



Required to perform this job:

  • Ca. Class C driver’s license required must be vehicle insurable through JRCR’s Agent


*Shift Differential: Non-Exempt employees will receive a $1.00 per hour shift differential for any hours worked between 10:00pm and 6:00am.


This is not a smoke free workplace.  Although we employ state-of-the-art air filtration systems, cigarette smoke is in the work environment.
